Cracks & Potholes
Hairline cracks under 1/4" are usually surface-level. Past 1/2" or branching, the problem runs deeper. Potholes form when water gets under the surface, freezes, and lifts it.
Drainage Problems
Standing puddles 24+ hours after rain point to a settled sub-base or flat pitch. Left alone, water saturates the base and accelerates freeze-thaw damage each winter.
Base Failure
Alligator cracking, raveling, and edge crumbling usually signal the base underneath has failed — not just the surface. That changes whether repair or replacement makes sense.
Repair Usually Makes Sense When
- The base is stable — no widespread rutting or soft spots
- Damage covers less than about a third of the surface
- Drainage still works and water leaves the driveway
- The surface is under roughly 20 years old with intact subgrade
Replacement Is The Better Value When
- Alligator cracking spans the whole driveway
- Slab sections have shifted vertically more than an inch
- Repeated patches have already failed in the same spot
- The base itself has washed out or settled
Repair Methods
Asphalt & Concrete Need Different Fixes
Asphalt and concrete fail differently, so we don't use the same approach for both.
Asphalt Options
- Crack filling with hot rubberized sealant for gaps under 1/2"
- Patching — cutting out and replacing a section down to the base
- Overlay — 1.5–2" of new asphalt over a sound existing surface
- Full replacement when the sub-base has failed
Concrete Options
- Slab jacking to lift settled sections back to grade
- Joint sealing to keep water out of expansion joints
- Partial slab replacement for isolated cracked panels
- Polymer-modified resurfacing for cosmetic surface damage
